Spring in the DMV: What You Need to Know Whether You’re Buying, Selling, or Staying Put

Spring in Maryland, Virginia, Washington DC, and West Virginia is the busiest season in real estate — and for good reason. More inventory, more buyers, and more momentum in the market. Whether you’re ready to make a move or just want to protect the home you already have, here’s what’s worth knowing right now.

The most common question I hear this time of year: “Should I wait for rates to drop?”

Here’s my honest answer: waiting for the “perfect” moment has cost more buyers than it’s helped. Spring brings more homes to choose from, but it also brings more competition. If you’re financially ready, acting now gives you options that simply won’t exist by fall.

Before you start touring homes, make sure you’ve done this:

  • Get pre-approved — not to commit, but to know exactly what you’re working with. Sellers take pre-approved buyers far more seriously.
  • Separate your must-haves from your nice-to-haves. Flexibility opens doors — sometimes literally.
  • Work with someone who knows your target area. The market in Arlington looks nothing like Woodbridge, and neither looks like Charleston, WV. Local knowledge is everything.


If selling has been on your radar, this spring could be the right moment to move. Buyer demand peaks in the spring, and motivated buyers make faster, stronger decisions.

That said, listing your home isn’t enough on its own. Here’s what actually separates a fast, top-dollar sale from a listing that sits:

  1. Know what to fix — and what to skip. Not every improvement adds value. Before you invest in renovations, let’s talk. Sometimes the highest-impact upgrades cost very little.
  2. Price it right from day one. Overpricing to “test the market” almost always leads to a price reduction — which raises red flags for buyers. A well-priced home attracts competition and often sells above asking.
  3. First impressions drive decisions. Professional photos, strong curb appeal, and natural light are not optional. Buyers decide in seconds whether a home is worth a visit.


Not buying or selling? Your home still deserves some attention this season. These are the things that protect your investment and keep small issues from becoming expensive ones.

🔍 Post-winter inspection Check your roof, gutters, and any areas where water might have seeped in over the winter. Catching a minor issue now is far cheaper than dealing with water damage mid-summer.

🌿 Boost your curb appeal Fresh mulch, trimmed shrubs, and a clean front entry go a long way — even if you’re not selling. It affects how your neighborhood looks and how your home holds its value over time.

🌡️ Service your HVAC before summer Schedule your A/C tune-up now, before the heat hits and every HVAC technician is booked out for weeks. Replace filters, check refrigerant, and don’t wait until it breaks down in July.

🔒 Review your home security Longer days mean more time with windows and doors open. It’s a good time to check locks, update your security system, or finally install that smart doorbell you’ve been putting off.
